LenderScale is a lead-generation company. It is not a lender or a mortgage broker, it does not originate, underwrite or approve loans, and it does not give mortgage or financial advice.
If you want a mortgage
Answering our ads or forms is not a loan application, and it doesn't mean you're approved for a loan or that you qualify for one. Our questions help us decide whether to pass your request to a loan officer. They are not a lender's review of your finances. Only a lender can tell you whether you qualify, and at what rate and on what terms.
The loan officer we connect you with is independent of LenderScale and pays LenderScale for each lead. We work with one loan officer per area, so your request goes to the one who has your area. We haven't compared them with other lenders for you. LenderScale is paid the same for your details whether or not you take a loan with them. We don't recommend or endorse any loan officer or lender, and we aren't responsible for what they offer you or for any loan you take. You're free to talk to other lenders before you choose one.
LenderScale isn't part of, or approved by, any government agency, including the FHA and the VA. When our ads mention FHA or VA loans, they're ads from LenderScale, not from the government.
If you're a loan officer or broker
Our guarantee's full wording is on our home page. The guarantee covers lead delivery: how many leads you get, and that each one matches the agreed spec. It does not cover loan approvals, interest rates, closings or income.
When our site says qualified borrower leads, it means borrowers who answered our 5 screening questions (credit score, timeline, loan amount, loan type and annual income), told us they plan to buy or refinance now, and confirmed by text and by email that they want to speak with a lender this month. Their answers are their own. We don't check them or run their credit, so a qualified lead is not a borrower a lender has approved.
How many of your leads become loans depends on things LenderScale doesn't control, including how quickly you call, how you work each lead, each borrower's finances and the market. Nothing on our site, in our ads or on our calls is a promise of closings or income.
You're responsible for following the laws and rules that apply to how you contact borrowers and offer loans, including your license and your employer's rules.
